1. Bookings and Reservations
All villa bookings are subject to availability and confirmation by HOMI. A booking is confirmed only upon receipt of the required deposit and written confirmation from HOMI. Rates are quoted in Thai Baht (THB); any USD figure shown on the site is an approximate conversion for convenience, not a quote. Rates are subject to change until a booking is confirmed.
2. Payment Terms
A deposit of 30% of the total rental amount is required to secure a booking. The remaining balance is due 30 days prior to arrival. For bookings made within 30 days of arrival, full payment is required at the time of booking. Accepted payment methods include bank transfer and major credit cards.
3. Cancellation Policy
Cancellations made more than 60 days before arrival receive a full refund. Cancellations made 30–60 days before arrival receive a 50% refund of the total booking amount. Cancellations made less than 30 days before arrival are non-refundable. A refundable damage deposit of ฿20,000 applies to every villa and is returned after check-out, provided the property is left in good condition. We strongly recommend travel insurance that covers cancellation.
4. Villa Use and Conduct
Villas are rented for residential purposes only. Parties, events, or gatherings beyond the stated guest capacity require prior written approval from HOMI and may incur additional charges. Guests are responsible for any damage caused to the property during their stay.
5. Check-in and Check-out
Standard check-in time is 2:00 PM and check-out is 11:00 AM. Early check-in and late check-out may be available on request, subject to availability. HOMI reserves the right to charge for additional nights if check-out times are not observed.
6. Liability
HOMI acts as an agent for villa owners and is not liable for any loss, damage, injury, or inconvenience arising from the use of the villa or its facilities. Guests use the villa and its amenities at their own risk. HOMI is not responsible for events beyond its reasonable control.
7. Governing Law
These Terms and Conditions are governed by the laws of Thailand. Any disputes arising from villa rentals or services provided by HOMI shall be subject to the jurisdiction of the Thai courts.
