What is required to confirm a booking?

Accepted Answer

A deposit of 30% of the total rental amount is required to confirm your reservation. The remaining balance is due 30 days prior to arrival. For bookings made within 30 days of arrival, full payment is required at the time of booking.

Can I book directly without going through Airbnb or Booking.com?

Yes — and we strongly encourage it. Booking directly with HOMI means you get the best available rate (no platform fees of 14–16%), direct access to our team, and a more personalised service from inquiry to check-out.

How far in advance should I book?

Accepted Answer

Availability varies by villa and dates. Full Moon dates are the busiest of the month, and villas for those weeks book up well in advance. Contact us to check availability for your dates.

Is a security deposit required?

Every villa carries a refundable damage deposit of ฿20,000. It is held against damage or excessive cleaning and returned after check-out, provided the property is left in good condition.

What is your cancellation policy?

Accepted Answer

Cancellations made more than 60 days before arrival receive a full refund. Cancellations made 30–60 days before arrival receive a 50% refund of the total booking amount. Cancellations made less than 30 days before arrival are non-refundable. We strongly recommend travel insurance that covers cancellation.

Can I change my dates after booking?

Date changes are subject to availability and must be requested in writing. We will do our best to accommodate changes, though we cannot guarantee availability for alternative dates. Changes requested less than 30 days before arrival may be treated as a cancellation.

What happens if HOMI needs to cancel my booking?

In the unlikely event that we need to cancel your booking due to circumstances beyond our control, we will offer you an alternative villa of equal or greater value, or a full refund of all payments made.

Are the villas privately owned?

Yes. All villas in our collection are privately owned properties. HOMI manages them on behalf of the owners, ensuring consistent standards of maintenance, cleanliness, and guest service.

What is included in the villa rental?

All villas include daily housekeeping, fresh linen and towels, a fully equipped kitchen, Wi-Fi, and air conditioning. Some villas also include a private chef, pool attendant, or concierge service — details are listed on each villa's page.

Can I arrange additional services — chef, driver, massage?

Absolutely. We can arrange private chefs, airport transfers, in-villa massage and wellness treatments, yoga sessions, boat charters, and much more. Contact us in advance and we will take care of everything.

Are the villas suitable for children?

Many of our villas are excellent for families with children. We can advise on which properties have the safest pool areas, the most child-friendly layouts, and the best proximity to calm beaches. Let us know your children's ages and we will recommend the right villa.

Can I host an event or party at the villa?

Small private gatherings are generally permitted within the stated guest capacity. Larger events, parties, or gatherings beyond the stated capacity require prior written approval from HOMI and may incur additional charges. Please discuss your plans with us before booking.

What is the best time of year to visit Koh Phangan?

The dry season runs from December through April, with calm seas, reliable sunshine, and the island at its most beautiful. May through October brings more rain and rougher seas, though the island is quieter and rates are lower. November is transitional. Full Moon Party dates occur monthly and attract larger crowds.

How do I get to Koh Phangan?

The most common route is to fly into Koh Samui (USM) or Surat Thani (URT) and take a ferry to Koh Phangan. Ferries run several times daily and take 30–60 minutes from Koh Samui, or 2–3 hours from Surat Thani. We can arrange airport transfers and ferry connections for you.

Koh Phangan is generally a very safe destination. The main risks are typical of any tropical island — road accidents (motorbikes), jellyfish, and sun exposure. We advise guests to exercise normal caution, use reputable transport, and follow local advice around Full Moon Party events.
